Denver proper and the inner suburbs are the core: downtown, LoDo and RiNo, Cherry Creek, the Tech Center, Lakewood, Littleton and Aurora. Boulder and Fort Collins to the north and Colorado Springs to the south are regular Front Range runs, and the I-25 corridor between them is all within range for a building of any size. The Colorado working season
Water-based washing runs roughly May through early October; Denver's average first freeze is around October 7 and the last around May 5.
Colorado has one of the shortest seasons we work in, and the Front Range makes it unpredictable at both ends: a May snowstorm or an early October freeze is ordinary here. Drone washing is water work. Heated soft-wash solution and a pure-water rinse go up the wall and come back down onto ledges, balconies, walkways and drains, and once overnight temperatures sit near freezing that water is ice. So we do not run water-based washing in freezing weather, and the dates above are averages that we check against the forecast, not promises.
What that means for an association or a property manager: book for late spring, summer or early fall, and book early. The first weeks of the season fill with buildings coming out of winter under a coat of road grit, de-icer residue and the dust the wind carries off the plains, and the last weeks fill with boards that want the exterior clean before the annual meeting. A recurring schedule that lands in the same weeks each year is the simplest way to hold a place. For a large portfolio, sequencing several properties back to back inside one season is usually the most efficient use of the crew, and we will plan that with you.
How we operate in Colorado
Colorado is a clean state to fly a cleaning drone. The rules that apply are about where we launch, what airspace we are under and where the water goes:
Colorado has no state drone-operator licensing beyond FAA Part 107; launches from private commercial property are unrestricted.
Denver Parks and Recreation requires a permit for any drone use on park property; we stage from the client's property, not from parks.
Denver and CDPHE stormwater rules prohibit wash water entering storm drains; wash water is captured on site.
Downtown Denver is under DEN Class B airspace and authorized through LAANC; stadium events carry temporary flight restrictions.
In plain language: there is no state license to hold beyond the FAA certificate every pilot already carries, and no city permit is needed to take off from your own property, which is the only place we launch from. Denver's park permit rule does not touch us because we do not stage from parks. Buildings downtown and elsewhere under the airport's controlled airspace get an FAA authorization through LAANC before the drone lifts off, and on event days near the stadiums we schedule flights around the temporary restrictions. The wash water is the part that needs a plan: Denver and the state stormwater rules keep it out of the storm drains, so we capture it on site and the proposal states how.
The buildings we see along the Front Range
Colorado is HOA country. A very large share of the housing built along the Front Range in the last few decades sits inside an association: garden-style condominiums, townhome communities, and the mid-rise condo and apartment buildings that line the light-rail corridors and the edges of downtown Denver. Boards are responsible for the exterior, they budget for it a year ahead, and they answer to owners who notice when the stucco turns grey and the glass goes dull. That is the customer drone cleaning fits best: a fixed price per square foot, a written scope, a certificate of insurance, and no lift tracks across the landscaping the association just paid to replace.
Downtown Denver and the Tech Center add office and mixed-use mid-rises with large glass areas, and Boulder, Aurora and Colorado Springs each bring their own mix: campus and research buildings in Boulder, hospital and logistics facilities in Aurora, and a spread of hotel, office and multifamily stock in Colorado Springs. The high-altitude sun is hard on paint and sealants, the wind carries fine dust off the plains, and the spring melt leaves mineral streaking below every ledge; a facade here looks tired faster than its age suggests, and a soft wash brings it back without repainting.

Pricing in Colorado
We publish our prices. The commercial rate of $0.12–$0.25 per square foot, fixed after a free site survey, is our published national rate. Colorado jobs are quoted after the same survey using the same model: surface area, condition, access plan and water-capture plan set the price, and the number on the proposal is the number on the invoice. Bigger jobs get lower rates, which matters for an association with several buildings on one site.
